Hemisphere Properties India Limited (HPIL) is a Central Public Sector Enterprise incorporated in 2005 to hold, manage and monetize surplus land that was carved out during the disinvestment of Videsh Sanchar Nigam Limited (now Tata Communications). The land parcels were legally transferred to HPIL following an NCLT-approved Scheme of Arrangement with Tata Communications, completed in 2019. The company earns by unlocking value from this land bank through leasing of land and buildings, e-auctions, and structured monetization/development deals rather than through any manufacturing or services operation. It is administratively under the Ministry of Housing and Urban Affairs, having earlier been under the Department of Telecommunications.
