Aditya Birla Real Estate Limited (formerly Century Textiles and Industries Limited) develops premium and luxury residential real estate along with a smaller commercial leasing portfolio under the 'Birla Estates' brand, which it launched in 2016. It sources land through outright purchases as well as asset-light joint ventures/joint development agreements with landowners, and earns from unit sales (booking value collected over the construction period under the completed-contract method) plus rental income from its owned commercial buildings. Following the divestment of its legacy Century Pulp and Paper division to ITC Ltd., the company now operates as a pure-play real estate developer.
