Kolte-Patil Developers designs, constructs and sells residential and mixed-use real estate — gated communities, integrated townships, IT parks and commercial complexes — earning revenue from pre-sales and collections against under-construction and completed units. It operates a dominant, decades-old franchise in Pune and has expanded into Mumbai (largely via society redevelopment) and Bengaluru. Projects are developed both on wholly-owned land and through joint ventures/joint development agreements with landowners and partners, an asset-light model used alongside outright land acquisitions. In FY26, Blackstone-affiliated funds acquired a 40% stake in the company via preferential allotment and secondary purchase from promoters.
