Hubtown Limited Q1 FY27
What went well
- Strong execution pipeline with projects at different stages, providing healthy balance between near-term revenue visibility and long-term value creation.
- Significant embedded revenue with a contracted pipeline of INR11,583 crores yet to be recognized.
- One of the largest future development pipelines in MMR, with approximately 34 million square feet of planned development.
What to watch
- Consolidated revenue for Q1 FY27 declined 17% year-on-year and 3% sequentially to INR156 crores, primarily due to the pace of revenue recognition on project completions.
- Profit before tax (PBT) decreased 55% year-on-year to INR32 crores.
What Hubtown Limited does
Hubtown Limited is a Mumbai-headquartered real estate developer, operating since 1989, that designs, builds and sells residential and commercial properties concentrated in the Mumbai Metropolitan Region (MMR), with a smaller presence in Pune and the Gujarat cities of Ahmedabad, Vadodara, Mehsana and Surat. It earns primarily by selling residential apartments spanning affordable to super-luxury segments, plus commercial, IT-park and industrial space, and also undertakes slum-rehabilitation and public-private-partnership (PPP) urban-renewal schemes in exchange for development rights on adjoining land. The company runs projects end-to-end in-house across land acquisition, approvals, design, construction and sales, while structuring some projects as joint ventures or development-management contracts depending on land ownership and risk.
